This 32′ x 48′ timber frame Farmhouse is a highly efficient timber frame that is ideal for 3 to 6 bedrooms with 2.5 to 4.5 baths. Floor plans can be single story, story and a half, or full two story configurations. Large double porches create spacious areas for outdoor entertaining or potential for expansion. A huge kitchen and bar open into a large flexible space that can contain multiple entry, great room, and dining room configurations depending on access and views. Vaulted ceilings and dormers let in ample natural light and multiple fireplace locations allows for a warm focal point in the living room or dining room. The upstairs has a large loft overlooking the living space below and two full bedrooms with dormer windows, walk-in closets, and a Jack and Jill style bathroom with a large, modern walk-in shower. Your build location and choice of finishes will vary this number widely. This estimated cost per square foot does not include land or land improvements such as septic, well, excavation, lot clearing, and driveway/landscaping, etc. Also, if you decide to add a garage, walkout (daylight basement) level, extra porches, and additional features such as natural stone fireplaces, extra patio doors, etc., this will most likely increase the square footage cost beyond this estimated range.
